5 Things to Check Before You Sign a Remodeling Estimate
When you are planning a renovation, comparing estimates can feel confusing. One number is lower, another is higher, and it is not always clear why. The truth is that a low estimate is not a good estimate if half of the project is missing from it.
Here are five things to check before you sign.
1. Scope: is everything written down?
A clear estimate describes each room, each task and the main materials. "Kitchen remodel" is not a scope. Look for details such as demolition, cabinets, countertops, plumbing and electrical work, drywall, paint and cleanup. If it is not written down, assume it is not included.
2. Allowances: real selections or placeholders?
Many estimates include allowances for items like tile, fixtures, cabinets or lighting. Ask whether those amounts match the finishes you actually want. Low allowances can make an estimate look cheaper at first and lead to extra costs later.
3. Permits: who pulls them, and are they included?
Many projects require permits and inspections. Confirm who is responsible for obtaining them and whether permit costs are included in the price.
4. Change orders: how are they handled?
Changes happen in almost every project. A good contract explains how change orders are priced, documented and approved before any extra work begins, so there are no surprises on the final invoice.
5. Schedule: is there a clear sequence of work?
An end date alone is not a plan. Ask for the general sequence of work, what happens at each phase and what could affect the timeline, such as material lead times or inspections.
The bottom line
The right estimate is the one that clearly explains what you are paying for. Comparing estimates line by line, instead of only by total price, protects your budget and your home.
